I've just recently had my first Redfin agent tour & found it to be a bit disturbing. Since I have used Redfin's online resources while buying & selling houses for years, I was completely indoctrinated in doing my own research.

So using Redfin or another "kickback" broker for agency makes sense for me - I've done important homework, this seems a good way to be compensated for it. A couple things bothered me about the agent's approach: First, when I asked if I would be able to contact him directly for future tours vs. going back online to schedule he said it wouldn't make a difference, because either way I would likely get a new "tour agent" other than himself though he would be my "primary" agent. But when it is time to write an offer, he as the primary will be the one to do it.

I didn't like that - if he doesn't tour a house with me he would not have first-hand info about it since he wasn't there, so could not properly represent me in an offer situation. Also I would be explaining my situation again (and maybe again & again) to a new agent for each tour. Secondly when I expressed interest in making an offer on one of the houses he showed me on that initial tour, he gave me a general rule of thumb that houses in the area were going at an average 10% over list price. That was a huge hit to his credibility for me.

However interesting it may be that the market as a whole is seeing a 10% premium over list price, what did that have to do with the particular house we looked at? Does every house get that 10% bump regardless of asking price? ***, they should all be asking a million more if that was the case. But it isn't - it was an overall market statistic being applied to an individual house, and was thusly meaningless at best and a serious miss-representation to my interests at worst.

Really pissed me off.

Bottom line is that Redfin is seemingly not going to represent client's best interests. They just want to get transactions done, and the bigger the dollars the better for them, whether at be at your expense or not is of no concern.

I wonder why people have so much faith in just another discount brokerage. You said it yourself, you wanted all the services and personal attention and value a traditional agent relationship offers but don't want to pay the fee. Redfin has its place but consumers can't have it both ways, excellent service and commitment comes at a price and that price is the reasonable fees to help people buy and sell their largest investments and to continue to be trusted advisors and friends for
